New questions

1 Since we are required to remove/replace the Curb and Driveway apron along the entire property, should we design what is on the Architects Site Plan,

OR the Landscaping plan.

As shown, there is significant difference.

Design entry area per LANDSCAPE PLAN.

2 Do we need to add a step due to the grade on this entry?

Yes, we need 1 step
3 If we do NOT replace the sidewalk, are we required do anything about runoff crossing the sidewalk in the Existing Condition?
N/A
4 In the Sewer Easement, the proposed patio (A) and Proposed East Sidewalk (B) are supposed to be Non-Permanent materials. Can the patio be constructed with Non-Permanent materials.
The Existing West Sidewalk (C) is existing. Are we being required to replace? YES

Label Patio "Non-permanent material"

5 Items we are waiting for...
  a) Lead & Tag from Surveyor.
  b) Hydro Calcs. from IKE.
  c) Soils Signatures
6 On 1602, there was no mention of Lead & Tag.

This is what we did on 502 Ocean (06/05/00).

These are notes from 506 Ocean. 9/13/99

See item F.2

So... in conclusion, it seem that we need to remind the reviewer of sections 111.6.2 and 115 of the Seal Beach Standard Grading plan notes.
